How long has
CMS Homes been in existence?
CMS Homes was established in July 2004.
Prior founding CMS Homes, Owner Jeff Sheets, with more
than 20 years of building experience, worked as a Project
Superintendent for a large, distinguished Builder in
St. Charles County. In addition, Jeff has been building
homes in the Lincoln County area for the past two decades
and is well known and regarded in this area. Jeff’s
work is a reflection of his passion for the building
trade and his devotion and commitment to excellence.
He is an active member of the Home Builder’s Association
and is a dedicated member of the Calvary Chapel.
Co-Owner, Dale Black, has been a leader is real estate
sales and development for nearly 25 years. He is the
sole owner of Black & Associates, LLC, a local real
estate firm and is well known for his ongoing dedication
to various community organizations including Lincoln
R-III County School Board, the Home Builder’s
Association, Earthwise Industries, and Cuivre River
Electric’s “Operation Round-Up. Dale’s
extensive knowledge of the growing needs of the community
assures CMS Homes has a plan as well as a vision for
the future. |

How long will it
take to build a new home?
The length of time it will take to build a new home is
dependent on many factors, including, the size and complexity
of the home, contingency removal and, most importantly,
current weather conditions. Generally speaking, it is
reasonable to expect your home to be completed within
90 – 120 days from the date the home has been officially
released for construction. In other words, once all contingencies
have been removed and the start sheet has been completed,
reviewed and signed by all parties |

Can I purchase
the lot next to mine?
No, unfortunately lots in our communities are reserved
for the exclusive use of CMS Homes. |

What is a brief
summary of the coverage provided by the 2-10 Home Buyer’s
Warranty?
The 2-10 Warranty includes coverage for workmanship
and material through year one, major mechanical systems
through year two, and major structural defects through
year ten. 2-10 HBW® is the oldest national company
that provides ten full years of structural coverage. |

Why does everyone
have the same roof color?
This is becoming a common practice in numerous communities
throughout the area. It prevents homeowners from having
a roof color that others would find offensive or distracting. |

Is there a subdivision
assessment fee? And, what does it cover?
Yes.
Wingate Estates - $100 per year

Assessments cover the upkeep and maintenance (mowing,
landscaping, trimming bushes, replacing mulch, repairing
playground equipment, etc.) of common areas located
throughout the community. |

What is the standard
number of phone & television jacks in each CMS Home?
The standard procedure for each CMS home is to install
two (2) telephone jacks and two (2) television jacks;
each at the customer’s choice of location. Additional
jacks will be installed for an additional charge at the
customer’s request. |

What is included
in the landscape package?
All front yards will be sodded up to the front corners
of the residence. The remainder of the yard will be seeded
with grass and covered with straw. There will be a landscape
bed running along the entire front of the residence including
(where applicable) the garage, at a minimum depth of three
feet. The landscape bed shall include ground cover and
a minimum of ten shrubs. A tree will also be placed in
the front yard of the residence. |

No. CMS Homes provides a warranty on each

I don’t use my allotted allowance on light fixtures?
Unfortunately, if you don’t use your allotted lighting

No. Each house plan was created for the exclusive use
